These terms govern your use of the Kaiser Roofing website and the general terms under which we provide roofing services. Your signed proposal or contract for a specific project controls the details of that project. Where the two differ, the signed contract wins.
1. Acceptance
By using this website, you agree to these terms. If you do not agree, please do not use the site. We may update these terms from time to time; the version posted here is the one in effect.

3. Website content is informational
Descriptions of services, project photos, and general roofing information on this site are provided to help you understand what we do. They are not a quote, a guarantee of results, or professional advice about your specific roof. Nothing on this site creates a contract between us. Pricing, availability, and product options can change without notice.
4. Estimates and proposals
Estimates are provided in writing and are based on what is visible and accessible at the time of inspection. Conditions hidden beneath existing roofing — rotted decking, prior storm damage, improper prior installation, structural issues — are common and are not included in the original price unless the proposal says otherwise.
If we find hidden conditions during the work, we will stop, tell you what we found, and provide a written change order for your approval before continuing. You are not charged for additional work you have not approved.
Written estimates are valid for the period stated on the proposal. After that, material pricing may require a revised figure.
5. Scheduling and weather
Roofing is weather-dependent. Start dates and completion dates are good-faith projections, not guarantees. Rain, high wind, extreme cold, snow, and material delivery delays can move a schedule. We will keep you informed and reschedule as promptly as conditions allow. We are not liable for losses caused by weather-related delays.
6. Your responsibilities as property owner
- Provide clear access to the property, driveway, and roof area on work days
- Move vehicles, grills, patio furniture, and fragile items away from the work area
- Remove or secure wall hangings and shelved items inside the home, since tear-off causes vibration
- Keep children and pets away from the work area and from dumpsters or material piles
- Confirm you are the owner, or are authorized by the owner, to approve the work
- Tell us about known issues — leaks, prior repairs, solar equipment, satellite dishes, septic field locations, or underground utilities in the drive or yard
We take care to protect landscaping and property, but some disturbance to lawns, plantings, and driveways is a normal part of roofing work.
7. Permits and code
We pull required municipal permits for the work unless the proposal states otherwise, and we perform work to applicable building code and manufacturer installation requirements. Costs to correct pre-existing code violations discovered during the work are not included in the original estimate.
8. Payment
Payment terms, including any deposit, progress payments, and final balance, are stated in your signed proposal. Final payment is due upon completion unless the contract provides otherwise.
Balances not paid when due may accrue interest at the rate stated in your contract or the maximum permitted by Michigan law, whichever is lower. If collection becomes necessary, you may be responsible for reasonable collection and attorney costs. We reserve our lien rights under the Michigan Construction Lien Act.
9. Warranties
Workmanship. We warrant our installation workmanship for the period stated in your contract. This covers defects in how the work was performed.
Materials. Shingles and other products carry the manufacturer's own warranty, which is issued by the manufacturer and not by us. We will provide the manufacturer's documentation and register the warranty where applicable.
Our warranty does not cover damage from storms, hail, high wind beyond rated limits, fallen trees, foot traffic by others, animals, ice damming caused by inadequate insulation or ventilation we did not install, work performed by others after our completion, or failure to maintain gutters and drainage. Warranty coverage requires the account to be paid in full.
10. Insurance claims
If your project involves an insurance claim, we can document damage, provide our scope and pricing, and meet with your adjuster on site. We are a roofing contractor, not a public adjuster or insurance agent. We do not negotiate or adjust claims on your behalf, and we cannot promise a particular claim outcome. Michigan law prohibits a contractor from paying, waiving, or rebating a homeowner's insurance deductible, and we do not do so.
11. Cancellation
Cancellation terms are stated in your signed contract. Where the contract was signed at your home rather than at our place of business, Michigan and federal law generally give you the right to cancel within three business days of signing. The cancellation notice provided with your contract governs.
If you cancel after materials have been ordered or custom items fabricated, you may be responsible for those costs.
12. Communications
By providing your phone number, you agree we may contact you about your project. Text messaging consent, message frequency, and opt-out instructions are described in our Privacy Policy. Reply STOP to any message to stop receiving texts.
13. Website intellectual property
The content on this site — text, logos, project photography, and design — belongs to Kaiser Roofing or is used with permission. You may view and print pages for your own use in evaluating or working with us. Please do not copy, republish, or use our content or photographs commercially without written permission.
14. Disclaimers
The website is provided on an "as is" and "as available" basis. We do not warrant that it will be uninterrupted, error-free, or free of harmful components, and we make no warranty as to the accuracy or completeness of general roofing information on the site. This section applies to the website only and does not limit the warranties we provide on work we perform.
15. Limitation of liability
To the extent permitted by Michigan law, Kaiser Roofing is not liable for indirect, incidental, or consequential damages arising from your use of this website. Nothing in these terms limits liability for personal injury, property damage caused by our negligence, fraud, or any other liability that cannot lawfully be limited.
16. Third-party links
This site may link to manufacturers, financing partners, or review platforms. We do not control those sites and are not responsible for their content or privacy practices.
17. Governing law and disputes
These terms are governed by the laws of the State of Michigan, without regard to conflict of law rules. Any dispute will be brought in the state or federal courts serving Oakland County, Michigan, unless your signed contract specifies a different process such as mediation or arbitration.
Before filing anything, please call us. Most concerns are resolved with a phone call and a visit to the property.
18. Severability
If any provision of these terms is found unenforceable, the rest remains in effect.
